I've spent hours trying things to no avail. I have a Asus RT-AC68U with DD-WRT v3.0 r27453 (06/25/15) std flashed on it. Everything works great, EXCEPT I'm having major wifi issues.

Some background: I live in a single family home with virtually no neighbor Wifi creep (just one or two networks).

This is my WiFi Scan of me sitting right next to the router connected with my laptop. My laptop is a MacBook Pro (2012) so it is connecting using N.

My issue is when I ping the router, it starts off anywhere from 0.4-1ms pings, then gradually goes up (25, 100, 175, 250, etc) for a few seconds then goes back to low latency.

My speedtest is around 40 mB/s up/down. My feed is 150/150 to the house, so I would expect to get much higher than that (probably not max, obviously, but still more than 40).

Any help as to what I can do? I tried moving channels around and changing settings, but to no avail.

Attached is my config and pings as well.

Help!
